Went to see it. No case. Really high action. No markings inside the body at all. Guy couldn't offer any history really. I guess it's likely real but it's a dog of an example.

You have not shared a photo of the neck block from inside the soundhole, you might have to take off the pickup to see it. that is where the model designation should be. If it is not there, it is very likely not a Martin. But yeah, if the action is a disaster than that is going to likely cost you a neck reset--600 quid probably.

The wood looks real, so it probably is real...but there seems to be some weird orange skin effect on the lacquer under the strings, which means maybe some refin work? Yep, that neck will need resetting. Good one to leave with the current owner
